Cap d’Antibes : One of the French Riviera’s Most Exclusive Addresses

Between Antibes and Juan-les-Pins, Cap d’Antibes is an exceptional residential peninsula almost entirely surrounded by the Mediterranean. Its secluded villas hidden behind mature gardens and stone walls, private coves, pine trees, historic estates and uninterrupted sea views have made it one of the most sought-after addresses on the French Riviera.

Yet the prestige of Cap d’Antibes is not simply a matter of property prices. Its appeal lies in the combination of several characteristics that are increasingly difficult to replicate elsewhere: an exceptional coastal setting, limited land availability, a concentration of private villas, remarkable architectural heritage and a long-established tradition of international luxury living.

A Private Peninsula Between Antibes and Juan-les-Pins

Cap d’Antibes occupies the southern part of the municipality of Antibes, between the historic center of the town and Juan-les-Pins. The peninsula is structured around several prestigious residential areas and roads, including Boulevard du Cap, Boulevard James Wyllie, Boulevard Maréchal Juin, Chemin de la Garoupe, Avenue Tour Gandolphe and the smaller roads leading towards the coves and coastline.

This geography explains much of the value of the local luxury real estate market. Not every address within Cap d’Antibes offers the same characteristics. Immediate proximity to the sea, orientation, panoramic views, elevated positions, access to the coastline, land size, landscaped gardens and, above all, privacy can significantly influence the value of a property.

As a result, the market becomes highly individualised in the peninsula’s most sought-after sectors. Two luxury villas located only a few hundred metres apart can command very different prices depending on their sea views, plot, architecture, access and level of privacy.

Historic Villas That Shaped the Identity of Cap d’Antibes

The development of Cap d’Antibes as a prestigious residential destination is closely linked to the rise of the French Riviera as an international resort in the 19th century. From this period onwards, wealthy international visitors began building grand residences surrounded by landscaped gardens on the peninsula. The construction of a road around the Cap in 1863 helped open up the area and accelerate its development as an exclusive residential retreat.

This history has left Cap d’Antibes with an exceptional architectural heritage.

Villa Thuret, built from 1857 for botanist Gustave Thuret, is one of the earliest landmarks of this transformation. Its botanical garden, created for the cultivation and acclimatisation of Mediterranean and exotic plant species, remains an important scientific and landscape heritage site. It has also been recognised by the French Ministry of Culture under the “Maison des Illustres” heritage label.

Further south, Villa Eilenroc, designed by architect Charles Garnier between 1860 and 1867, illustrates the monumental scale reached by the peninsula’s private residences during the second half of the 19th century. The neoclassical villa and its approximately eleven-hectare estate are now among the most iconic heritage properties in Cap d’Antibes.

The Château de la Croë, Château de la Garoupe and several other historic estates further reinforce the architectural identity of the peninsula. Some remain privately owned, contributing to the discreet and exclusive character for which Cap d’Antibes is known.

A Luxury Real Estate Market Defined by Scarcity

The Cap d’Antibes property market differs significantly from the broader residential market of Antibes. Detached houses and luxury villas occupy a particularly important position, while apartment supply is more limited in some of the peninsula’s most prestigious sectors.

Available 2026 estimates illustrate the location premium. Le Figaro Immobilier places the median property price in the “Le Cap” area at approximately €9,054 per sq. m., with a range of roughly €6,521 to €13,799 per sq. m. according to its methodology and data as of August 1, 2026. Its median estimate for houses reaches approximately €11,245 per sq. m., compared with around €9,117 per sq. m. for apartments.

MeilleursAgents, using a different methodology, gives higher average estimates as of October 1, 2026, at approximately €13,326 per sq. m. for houses and €9,256 per sq. m. for apartments, with particularly wide ranges.

These differences should not be interpreted as a direct contradiction. The platforms use different methodologies, reference periods and datasets, while the Cap d’Antibes market itself is exceptionally heterogeneous.

At the ultra-prime end of the market, price per square metre can also become less meaningful than the overall characteristics of the property. Plot size, architectural quality, sea views, swimming pool, private access to the coastline, outbuildings, renovation quality and privacy can all have a greater impact on value than the interior floor area alone.

The Most Sought-After Areas of Cap d’Antibes

The Cap d’Antibes market can be understood as a collection of distinct micro-markets.

Properties around La Garoupe benefit from proximity to beaches, elevated positions and particularly sought-after views across the Mediterranean. The area surrounding Boulevard du Cap and the peninsula’s major residential roads also features prestigious properties with a wide variety of architectural styles and configurations.

The Baie des Milliardaires, on the western side of the peninsula, represents another emblematic segment of the market. Properties benefiting from exceptional proximity to the water, unobstructed sea views or privileged access to the coastline belong to one of the rarest segments of the local luxury property market.

At the southern end of Cap d’Antibes, around Villa Eilenroc and the Anse de l’Argent Faux, the relationship between the properties and the Mediterranean landscape further reinforces the exclusivity of the area.

Boulevard du Cap itself illustrates the diversity of the market. Property values can vary substantially depending on the exact location, surrounding environment, orientation, views and individual characteristics of each residence.

Sea Views, Mediterranean Gardens and Privacy

One of the defining strengths of Cap d’Antibes is its relationship with nature.

The coastline alternates between rocky shores, small coves, beaches and private estates. The coastal path, known as the Tire-Poil, follows part of the peninsula close to the Mediterranean. The Garoupe Lighthouse occupies an elevated position offering wide views over the Bay of Antibes, Juan-les-Pins and the surrounding landscapes.

For prestigious real estate, this relationship between architecture and landscape is fundamental. A private villa without direct sea views but with a large landscaped estate and exceptional privacy can therefore belong to a very different segment from a more compact property offering spectacular panoramic views over the Mediterranean.

The scarcity of large plots is another important factor. On a peninsula that is already extensively developed and shaped by its protected landscape, properties retaining substantial grounds are structurally limited.

A Historic Destination for International Buyers

Cap d’Antibes has had an international dimension for more than a century. Its transformation into a luxury resort during the 19th century attracted wealthy European visitors and subsequently an increasingly global clientele as the French Riviera developed.

That tradition continued throughout the 20th century through the peninsula’s prestigious hotels and private villas. The Hôtel du Cap-Eden-Roc, whose history dates back to the late 19th century, has played a particularly important role in establishing the international reputation of Cap d’Antibes.

Today, Cap d’Antibes naturally belongs to the same prime residential universe as Cannes, Juan-les-Pins, Saint-Jean-Cap-Ferrat and other leading destinations along the French Riviera.

International buyers looking for a second home, family residence, luxury holiday property or private estate are typically attracted by the combination of prestige, discretion, Mediterranean lifestyle and proximity to the sea.

Why Off-Market Properties Matter in Cap d’Antibes

The importance of private estates and the strong demand for confidentiality make Cap d’Antibes particularly suited to discreet transactions.

Some of the peninsula’s most exceptional properties may be marketed privately, with limited exposure to the wider public market and introductions made through a selected network of buyers, agents and property professionals.

It would nevertheless be misleading to assign a specific volume to the Off Market segment without sufficiently robust public data. Its importance is better understood through the structure of the market itself: large private estates, owners seeking discretion and relatively limited turnover among some of the most prestigious properties.

Cap d’Antibes: A Distinct Prime Market on the French Riviera

Cap d’Antibes occupies a unique position within the French Riviera’s luxury real estate market. Its appeal does not come from high-rise residential development or simply from proximity to shops and beaches. Instead, it is based on a much rarer model: a predominantly residential peninsula where luxury villas, landscaped estates, architectural heritage and the Mediterranean environment form a remarkably coherent whole.

For international buyers searching for a luxury villa in the South of France, Cap d’Antibes offers an exceptionally difficult combination to replicate elsewhere: an internationally recognised address, a high degree of privacy, one-of-a-kind properties and an architectural heritage that gives the local market remarkable historical depth.

The true value of Cap d’Antibes therefore cannot be reduced to a single price per square metre. It lies in the rarity of each individual property and in the combination of its attributes — sea views, land, architecture, proximity to the coastline and privacy — which can transform certain residences into truly exceptional prestigious properties.
