Prestige Apartments for Sale in the Alpes-Maritimes
Buying a prestige apartment in the Alpes-Maritimes means entering one of the French Riviera’s most diverse high-end residential markets, where the value of an address can change dramatically within just a few kilometres. From Nice and Cannes to Antibes, Saint-Jean-Cap-Ferrat, Beaulieu-sur-Mer, Villefranche-sur-Mer and Menton, luxury apartments take many different forms: contemporary residences overlooking the Mediterranean, historic properties in the heart of the city, penthouses with expansive terraces, beautifully renovated period apartments or discreet pieds-à-terre close to the beaches.
The department benefits from a rare combination of Mediterranean coastline, internationally renowned cities, sought-after residential areas, transport connections and proximity to Monaco and Italy. For a buyer, the decision therefore involves much more than floor area or specifications. The address, views, floor, orientation and immediate surroundings can all have a significant impact on an apartment's value.
A Market Where Location Matters as Much as the Apartment
The apartment market in the Alpes-Maritimes cannot be reduced to a single departmental price. Available data instead reveals substantial differences between municipalities and, even more significantly, between individual neighbourhoods.
As a general reference, PAP estimated the average apartment price in the Alpes-Maritimes at approximately €4,872 per sq. m. in September 2026. Several sought-after residential markets along the coast were considerably higher, including around €8,837 per sq. m. in Villefranche-sur-Mer, €8,432 per sq. m. in Beaulieu-sur-Mer, €7,641 per sq. m. in Cap-d'Ail and €7,047 per sq. m. in Beausoleil, according to the same source.
These averages cover the wider residential market and therefore represent neither a benchmark for prestige property nor a valuation standard for exceptional apartments. A top-floor residence with panoramic Mediterranean views, a large terrace, high-end renovation and a prime address can command a very different price per square metre.
It is precisely this segmentation that makes the market particularly interesting for buyers looking for a rare property.
From Nice to Monaco, Several Faces of Luxury Apartment Living
Nice: Urban Elegance and Mediterranean Views
Nice offers one of the department's deepest apartment markets. Buyers can choose between period apartments in historic buildings, contemporary residences, top-floor properties with terraces and homes offering sweeping views over the Mediterranean.
Areas such as Mont Boron, the Port, the Carré d'Or and selected properties around the Promenade des Anglais appeal to different buyer profiles. For a high-end purchase, proximity to the sea, the architectural quality of the building, outdoor space and the quality of the view can all become decisive factors.
According to MeilleursAgents, the average apartment price in Nice was estimated at around €5,219 per sq. m. in September 2026.
Cannes: Where the Address Makes the Difference
In Cannes, apartments represent a central component of the residential property market. The city is characterised by a particularly strong apartment offering, making the choice of neighbourhood crucial for buyers seeking a prestige residence.
For those looking for a luxury apartment, La Croisette and Palm Beach, La Californie, Montfleury and areas close to the city centre offer distinctly different environments.
Proximity to the Palais des Festivals, beaches and luxury boutiques can enhance the appeal of certain addresses, while elevated residential areas may place greater emphasis on tranquillity, gardens and panoramic views.
The differences between neighbourhoods are particularly significant. PAP estimated apartment prices at approximately €10,754 per sq. m. in Croisette-Palm-Beach, compared with around €6,846 per sq. m. in La Californie and €6,164 per sq. m. in Montfleury in September 2026.
These figures remain market indicators rather than automatic valuation references for prestige properties.
Antibes and Cap d'Antibes: Between the City, the Sea and Residential Heritage
Antibes presents a different configuration. Its market combines the historic centre, areas around the port and coastline, Juan-les-Pins and, above all, the highly sought-after Cap d'Antibes.
For a luxury apartment, proximity to the waterfront, Port Vauban, beaches or the residential areas of Cap d'Antibes can significantly influence the appeal of a property.
Transaction data analysed by Immover placed the average apartment price in Antibes at approximately €5,585 per sq. m. in January 2026, with substantial variations between individual areas.
The Cap d'Antibes, in particular, reaches significantly higher levels than more accessible parts of the municipality.
The French Riviera's Most Confidential Addresses
East of Nice, the market takes on another dimension.
Villefranche-sur-Mer, Beaulieu-sur-Mer, Saint-Jean-Cap-Ferrat, Cap-d'Ail and Beausoleil form a particularly sought-after residential area, especially for apartments offering sea views or convenient access to Monaco.
In Saint-Jean-Cap-Ferrat, PAP estimated the average apartment price at approximately €11,520 per sq. m. in September 2026, considerably above the departmental average.
This difference perfectly illustrates the importance of scarcity in prestige real estate. On a peninsula where land availability is inherently limited, an apartment benefiting from a prime address, unobstructed views and high-quality finishes belongs to a very different market segment from a standard apartment elsewhere in the department.
In Beaulieu-sur-Mer and Villefranche-sur-Mer, the topography further increases the importance of views, orientation and the property's position within its surroundings.
When the View Becomes a Defining Element of Value
In the Alpes-Maritimes, a Mediterranean sea view can be one of the most important factors in a property purchase.
But not all sea views are equal.
A direct panoramic view of the Mediterranean, a sweeping outlook over Villefranche Bay, a partial sea view from an upper floor or an orientation providing exceptional natural light will not necessarily have the same impact on value.
For a prestige apartment, it is therefore important to look beyond floor area:
quality and depth of the view;
floor level and privacy;
orientation;
terrace or balcony;
quality of the residence;
architectural character of the building;
quality of renovation;
parking;
security and services;
proximity to the coastline;
access to shops, restaurants and everyday amenities.
Price per square metre tells only part of the story.
From a Pied-à-Terre to a Spacious Family Residence
The prestige apartment market in the Alpes-Maritimes caters to a wide range of acquisition projects.
A pied-à-terre in Cannes or Nice may prioritise location, restaurants, beaches and cultural or business events. A larger apartment in Antibes or in one of the more residential municipalities may be better suited to family living.
In areas close to Monaco, an apartment can also serve as a primary residence or pied-à-terre, offering proximity to the Principality while providing a different residential environment.
Apartments with large terraces, several bedrooms, unobstructed views, parking and high-quality amenities therefore represent a different segment from smaller properties primarily intended for occasional use.
What Budget Should You Consider for a Prestige Apartment?
There is no single departmental threshold that defines a prestige apartment. The market needs to be assessed municipality by municipality, neighbourhood by neighbourhood and, above all, property by property.
As an indication, PAP's September 2026 estimates placed average apartment prices at around €5,800 per sq. m. in Cannes, €5,246 per sq. m. in Antibes and €4,875 per sq. m. in Nice. By contrast, municipalities such as Villefranche-sur-Mer, Beaulieu-sur-Mer and Saint-Jean-Cap-Ferrat recorded considerably higher levels.
These averages should not, however, be used to value an exceptional property directly. At the top end of the market, the scarcity of the address and the intrinsic characteristics of the apartment can create substantial differences from municipal averages.
A 100 sq. m. apartment without outdoor space and a 100 sq. m. top-floor residence with a panoramic terrace, parking and sea views may therefore belong to two entirely different market segments.
A Property Purchase That Goes Beyond Floor Area
Looking for a prestige apartment for sale in the Alpes-Maritimes ultimately means seeking a precise combination of address, property quality and lifestyle.
In Cannes, a buyer may prioritise the energy of La Croisette and proximity to major events. In Nice, the attraction may lie in urban elegance and direct access to the Mediterranean. In Antibes, the relationship between the historic centre, Port Vauban and the coastline creates another type of residential experience. Further east, Villefranche-sur-Mer, Beaulieu-sur-Mer and Saint-Jean-Cap-Ferrat place greater emphasis on views, privacy and proximity to Monaco.
This diversity makes the Alpes-Maritimes a particularly rich market for high-end apartments. From a contemporary pied-à-terre to a top-floor residence overlooking the Mediterranean, the objective is less about finding a certain number of square metres than discovering an address that combines location, quality and scarcity.
